Site Superintendent

Overview:
We are seeking a highly skilled and experienced Site Superintendent to oversee the management and maintenance of property sites. As the Site Superintendent, you will be responsible for ensuring the smooth operation and overall performance of the properties under your supervision. This role requires excellent organizational and leadership skills, as well as a strong understanding of property management principles and practices.

Responsibilities:

  1. Property Management: Oversee the day-to-day operations of assigned properties, ensuring they are well-maintained, secure, and compliant with all applicable regulations and standards.
  2. Team Management: Supervise and lead a team of on-site staff, including maintenance personnel, contractors, and support staff. Provide guidance, training, and performance evaluations to ensure optimal performance.
  3. Maintenance and Repairs: Coordinate and oversee all property maintenance and repair activities, including routine inspections, preventative maintenance programs, and timely resolution of repair requests. Ensure all work is completed within budget and to high-quality standards.
  4. Tenant Relations: Foster positive relationships with tenants, addressing their concerns and resolving issues promptly and professionally. Ensure exceptional customer service standards are always maintained.
  5. Budget and Expense Management: Assist in the development and management of property budgets. Monitor expenses and implement cost-saving measures while maintaining the integrity of the properties.
  6. Health and Safety Compliance: Ensure properties meet all health and safety regulations and guidelines. Conduct regular inspections to identify potential hazards and implement appropriate corrective actions.
  7. Reporting and Documentation: Prepare regular reports on property performance, maintenance activities, and financials. Maintain accurate records, including lease agreements, maintenance logs, and other relevant documentation.
  8. Vendor and Contract Management: Collaborate with vendors, contractors, and suppliers to ensure cost-effective service delivery. Manage contract negotiations, monitor service level agreements, and ensure compliance with contractual obligations.
  9. Soft Service Cleaning: Oversee and manage soft service cleaning activities, ensuring high cleanliness standards in common areas and shared spaces of the properties.
  10. Sidewalk Cleaning: Clean and maintain sidewalks, removing debris, litter, and other obstructions to ensure a safe and clean environment.
  11. Litter Pick-up: Regularly collect and dispose of litter from designated areas, such as parking lots, walkways, and outdoor spaces.
  12. Unit Turnover Cleaning: Perform thorough cleaning and sanitization of units, including apartments, offices, or other spaces, to prepare them for new occupants. This includes cleaning floors, surfaces, appliances, fixtures, and ensuring a clean and inviting environment.
  13. Snow Removal: Safely and efficiently remove snow and ice from designated areas, such as walkways, driveways, parking lots, and entrances, using appropriate tools and equipment. This includes shoveling, salting, and ensuring safe passage for pedestrians and vehicles.
  14. Emergency Services: Respond promptly to emergency situations, such as floods, fire alarms, or other incidents, and take appropriate actions to mitigate risks and ensure the safety of occupants and property.

Requirements and Qualifications:

  1. Education: A bachelor’s degree in property management, real estate, construction management, or a related field is preferred. Equivalent work experience will also be considered.
  2. Experience: Minimum of 3 years of experience in property management or a similar role, preferably with a focus on residential or commercial properties. Proven experience in managing multiple properties simultaneously is highly desirable.
  3. Knowledge: Strong understanding of property management principles, practices, and relevant laws and regulations. Familiarity with building systems, maintenance procedures, and repair techniques.
  4. Leadership Skills: Demonstrated ability to lead and motivate a diverse team, fostering a positive and collaborative work environment. Excellent interpersonal and communication skills are essential.
  5. Organizational Abilities: Exceptional organizational skills, with the ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines.
  6. Problem-Solving: Strong analytical and problem-solving skills, with the ability to identify issues, propose solutions, and make sound decisions.
  7. Technical Proficiency: Proficient in using property management software and computer applications for reporting, record keeping, and communication purposes.
  8. Attention to Detail: Meticulous attention to detail to ensure accuracy in documentation, financial records, and property inspections.
  9. Customer Service Orientation: Excellent customer service skills, with the ability to build and maintain positive relationships with tenants, vendors, and stakeholders.
  10. Ability to Read Floor Map: Must be proficient in reading and understanding the floor maps as well as layouts for better serving the building.
  11. Mandatory CPIC Clearance: Obtain and maintain a valid CPIC clearance in all settings and conditions to ensure the highest level of service and compliance with security protocols.
  12. Valid Driver’s License: Possession of a valid driver’s license is required for regular travel between properties.
